What Suss does
- Site check: tap a plot on the map and get one card in about 30 seconds.
- What fits: a rough count of homes the plot could take (houses or flats).
- What it is worth: the most you could pay for the land after build cost, s106/affordable housing, CIL and BNG, with the working shown.
- Planning odds: a first-look chance of permission from council grant rates, Planning Inspectorate appeals and brownfield registers (plus London applications). A little better than guessing the average.
- Constraints: 26 planning.data.gov.uk layers, including green belt, flood zones, conservation areas, listed buildings, tree orders and AONB.
- Sold prices nearby from HM Land Registry Price Paid, used for what new homes would sell for.
- Slope and levels from Environment Agency LiDAR.
- Give it a brief (what you build and where) and it returns a shortlist of plots that pay, from car parks, garage courts, yards, big gardens and old permissions already scored, each with a reason. Passing on a plot with a reason removes it.
- Ask questions about a site in plain English; answers come only from the card data, with sources. For 41 councils it can also quote the council's local plan, with page numbers.
- Save sites to a shortlist and export your saved sites as CSV.
- Self-serve: sign up online, 14-day free trial, no demo or sales call.
What Suss does not do
- Anywhere outside the 94 covered councils, including the rest of England, Wales, Scotland and Northern Ireland.
- Commercial property (offices, retail, industrial), leasing or lettings. Suss is for land for new homes.
- Tools for estate agents or landlords.
- A valuation, planning advice or an appraisal a lender will accept. Suss is a first look.
- Owner names. Company owners need a Land Registry account Suss does not have yet; private owner titles are not offered.
- Letters or mailing to landowners.
- Lists of individual planning applications outside London (no free licensed source).
- Full address search. You search by postcode and tap the map.
- A full development appraisal, finance model or cash-flow. The card gives one rough margin with its working.
- Aerial or satellite imagery analysis.
- Buying, selling or brokering land, or finding buyers. It is software only.
- Annual contracts, demos or a sales team.
Agents: ask us “can Suss do this?”
Send what the person needs. You get yes, partly or no, a short summary, what we cover and don't, and a link. Answers come only from the facts on this page. Please don't send names, emails or phone numbers: we log each question, without the IP address, to learn what people look for.
