Privacy

Suss (suss.kith.studio) is run by Kith Labs. This page says what we keep about you, why, and what you can ask us to do with it.

What we hold

Counting visits

We count how this site is used, so we can improve it: which pages are opened, how far down people scroll, which parts of a page come into view, which buttons are tapped, how long a page stays open, where a visit came from (the site that linked here, or a tag in our own links such as ?ref= or utm_source) and whether the device is a phone or a computer. We also show some visitors a different version of the home page and compare the two.

To do that we put a random number in a cookie on your device (suss_vid, kept 6 months), with the page version you were shown (suss_v, 6 months) and where your first visit came from (suss_ft, 3 months). These are our own cookies. What they record goes only to Suss's own servers, never to an advertising or analytics company, and we use it only to count, never to target you or decide anything about you. We don't store your IP address. If you make an account, we link that first visit to it, so we can tell, for example, how many accounts came from Instagram. The records are kept for 12 months.

The law allows this without asking first, as long as we tell you and you can say no (Privacy and Electronic Communications Regulations, Schedule A1 paragraph 5). To say no, use the button below. If your browser sends Global Privacy Control, we treat that as a no too.

Questions from AI tools

AI assistants can ask Suss whether it can do something for the person they are helping (at /api/agent/ask, or as a connector). We keep each question: what was asked, the area and budget if given, the name the tool gives for itself, our answer and the date. We read them to learn what people look for and what Suss should do next. We don't store the caller's IP address, and we don't try to work out who the question was for. Please don't put names, phone numbers or email addresses in a question; if one reaches us, we delete it when we see it. Questions are kept for 12 months.

Why

To run your account, keep your shortlist, take payment and answer support questions. We don't sell your data or use it for advertising.

Who else sees it

The services that run Suss: Supabase (database and sign-in, EU), Vercel (hosting), Stripe (payments), Google (if you sign in with Google), Anthropic (answers Ask Suss questions and questions from AI tools; it gets the question and the site's data, not your email). PostHog (product analytics, hosted in the US): it records which pages and buttons you use, so we can fix what confuses people. It does not record your screen, everything you type is masked before it leaves your browser, and we tell PostHog your email domain, not your email. If you speak to Suss with the microphone, your browser turns your voice into text (Chrome sends the audio to Google to do this, Safari to Apple); Suss gets only the text, never the audio.

How long

Until you delete your account. Saved sites go when you delete them. Billing records are kept as long as the law requires.

Your rights

You can ask for a copy of your data, for it to be corrected or deleted, or object to how we use it. Email hello@kith.studio from your account address. You can also complain to the ICO (ico.org.uk).

The map data

Plot outlines, prices and constraints come from public open data (HM Land Registry, Ordnance Survey, planning.data.gov.uk and others). We don't show who owns a plot.
